The committee then moved to discussion of an accessory dwelling unit bill, with Representative Turkot describing changes that would shift some ADU approvals from a matter of right to conditional use or special exception, allow municipalities more control over attached versus detached units, set parking standards tied to single-family dwellings, and adjust size limits. He argued the bill would restore local discretion and prevent ADUs from becoming primarily rental units. Representative Reed pushed back, saying detached ADUs can help meet housing needs and provide opportunities for small landlords, while other members questioned how the bill would affect existing detached structures and breezeways.
